Ramser covered how RDC came to the asset class: industrial development through the 1980s and 1990s, then an RV and boat facility the firm backed almost by accident, and in 2003 a decision to make the segment its focus.
Most of the episode is about operating, not theory. Ramser explained how RDC adds value to the facilities it buys, how he thinks about site layout, and how many spaces an acre of land can realistically hold. Those questions decide whether an outdoor site earns its basis, and RDC answers them on its own properties.
