In December 2021, weeks after RDC and its joint-venture partner RanchHarbor closed on Adult Toy Storage in Altamonte Springs, Florida, Scott Ramser went back on the Self Storage Income podcast. Adam Deermount of RanchHarbor joined him. Host AJ Osborne, whose audience is self-storage investors and owners, introduced it as the largest boat and RV acquisition in Florida.
The conversation followed the deal from start to finish. Ramser and Deermount explained how they found the property, how they put the capital together, how the closing went, and how they worked with the seller to add value before the deal closed. They finished with their outlook for self-storage in 2022.
The property is the clearest example of how RDC works. It was an existing 55-acre site with demand already in place, and RDC bought it to run it harder. RDC has since rebranded it as RV Storage Depot. It also leased part of the land to industrial outdoor storage users, which put a second kind of tenant on the same acreage.
Deermount later joined RDC as chief investment officer, a move the firm announced in October 2022.
