Ramser acquired this 14-acre property in Orlando August of 2023. The project is broken into three components: a 10-acre 250 space managed truck parking facility and two 2-acre industrial outdoor storage sites. Each IOS parcel will be improved with an office and small warehouse building with the balance of the site improved for outdoor storage and parking. Each site has perimeter fencing and security lighting. The managed truck parking site was completed and opened for business in January 2023 and was 50% occupied at close of escrow. Ramser plans to overlay our operating structure and management systems to maximize the opportunity. Ramser negotiated seller financing to facilitate the acquisition and upon maturity will refinance or sell, the base case assumes a 10-year hold. The Project Level IRR is 19.1% and stabilized cash on cash is 10.3%. This was an amazing opportunity for Ramser to expand our footprint in the Orlando market.
